Typically referred to as a “mold inspection” by many homeowners, the industry term used by the IICRC is Mold Assessment. The process goes beyond a simple walkthrough and follows a structured approach to evaluating the property thoroughly and responsibly.

Most residential assessments are conducted as whole-home evaluations to ensure underlying moisture sources or secondary areas of concern are not overlooked. In certain situations, a focused assessment of a defined area may be appropriate. Scope is determined during your initial consultation.

When to Consider a Mold Assessment

You may want to schedule a Mold Assessment if:

  • You’ve experienced a recent or past water intrusion

  • You notice visible staining, discoloration, or material changes

  • There is a persistent musty or unusual odor

  • You are planning renovations and want to evaluate existing conditions

  • You are purchasing or selling a property and want documentation

  • A healthcare provider has recommended evaluating your indoor environment

  • You have health-related concerns and would like objective environmental information about your home

Not every concern indicates a significant issue. However, identifying and addressing moisture conditions early can help protect the integrity of your home and prevent more extensive repairs in the future.

Environmental findings reflect conditions within the property at the time of assessment. While we do not provide medical interpretation, your report may offer useful environmental information for you and your healthcare provider to review together.

What a Residential Mold Assessment Includes

Every assessment is conducted with care, attention to detail, and a focus on identifying moisture conditions that may be contributing to mold growth.

Your Mold Assessment may include:

  • A comprehensive visual evaluation of accessible interior spaces

  • Assessment of attics, crawlspaces, and mechanical areas when safely accessible

  • Moisture detection using professional-grade instruments

  • Evaluation of building materials and potential moisture pathways

  • Limited, minimally invasive investigation when appropriate

  • Photographic documentation of relevant findings

  • A structured written report summarizing observations and conditions identified

Minimally invasive investigation may include small exploratory openings, removal of outlet or switch covers, or use of a borescope to evaluate concealed spaces. More extensive destructive measures are not performed as part of an assessment and would require proper containment procedures.

These measures are part of a thorough assessment and are used thoughtfully with consent when they meaningfully contribute to accurate findings.

Environmental sampling, however, is not automatically included. If sampling may provide useful information based on the conditions observed and your goals, options will be discussed during the visit. All sampling is performed only with informed consent and a clearly defined purpose.

We do not apply a one-size-fits-all testing model. The level of evaluation is matched to the conditions present and the objectives of the assessment — ensuring that testing is purposeful, not excessive.

What to Expect

The on-site visit typically ranges in duration depending on the size of the property and scope of evaluation. Following the assessment, you will receive a structured written report outlining observations and any laboratory results (if sampling was performed).
